Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments of this project’s application for Qualitative Control Waiver, Quantitative Control Waiver, and Redevelopment Waiver.

Project Description:  The project has an approximate area of 2.91 acres and is located in the Locust Point neighborhood of South Baltimore.  The project proposes to construct forty-seven (47) for-sale townhomes with attached garages for each unit.  Additional site improvements include shared at-grade off-street parking spaces and access drives.  New hardscaping and landscaping will be implemented in the public right of way on all streets that front the proposed townhomes; this includes curbing, sidewalks, and tree pits.  The project also includes utility connections to each home. 

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide water quality controls to satisfy the requirements of this waiver for at least 0.93 impervious acres of this project.
