Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project need not comply with the requirements of the State’s Design Manual for quantity control.

Project Description: The project has an approximate area of 1.82 acres and is located at 6512 Reisterstown Road, Baltimore City, MD 21215 at the intersection of Patterson Avenue and Eberle Drive. The project will consist of construction of an approximately 9,890 S.F. retail building, 0.16 ac of impervious area reduction and a submerged gravel wetland (SGW). The SGW will provide water quality treatment for 0.62 acre of impervious on this redevelopment project through environmental site design.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide water quality control and impervious area reduction to satisfy the requirements of this waiver for 1.56 ac of impervious on this project.
