Application for Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a Redevelopment waiver. If granted, the waiver would allow the construction of this project to be governed by the rules and requirements of to Baltimore City’s Ordinance 10-277. The applicant must provide stormwater management for the proposed project whether or not the waiver is granted.

Applicant: Johns Hopkins Real Estate 1101 E. 33rd Street, Baltimore MD 21218
Project Description: The Project Site has an area of 48,556 square feet or 1.11 acres. The applicant is proposing to remove the existing Johns Hopkins B Building as well as the existing pedestrian bridge. This project will include removal of existing utility connections to the building as well as any sidewalk on the lot. After building demolition, sidewalks will be constructed to allow for pedestrian traffic across the lot and the existing lot will become a vacant lot. Based on the existing land use and existing impervious area coverage, this project qualifies as redevelopment.

The Applicant is requesting a Redevelopment Waiver in accordance with Section 23-7(C)(3) of the City Code. The project meets the applicable requirements of implementing environmental site design practices to the maximum extent practicable and reduction of impervious area for a combined area of at least 50% of the site’s existing impervious area within the limits of disturbance.
