Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate area of 3.24 acres and is located North at the intersection of Key Highway & Battery Avenue The project will consist of a two phased approach to the planned improvements of Rash Field. The first phase is focused on the western limits of the park and includes pedestrian pathways that improve promenade access, two play areas, a skate park and a proposed 1 story building (café).

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide four storm water facilities and a green roof with an overall impervious reduction of 31% to satisfy the requirements of this waiver for 3.04 ac of this project. 

The Applicant will satisfy the remaining water quality controls for this project by payment of fee-in-lieu of on-site stormwater management for 0.199 ac of this project.
