The project has an approximate area of 1.60 acres and is located northeast at the intersection of Linden Avenue and West North Avenue. The project will consist of a four-story office building, an associated parking garage, and space for a future building in the southeast corner of the lot.

The Applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code. The Applicant has demonstrated that the 0.11 ac of the project will return the disturbed area to a predevelopment runoff condition. The applicant will not be required to provide qualitative control controls for 0.11 ac of this project.

The Applicant provides partial on-site water quality treatment and the applicant has demonstrated that on-site water quality control is not practicable for 0.16 impervious acres. The Applicant will satisfy the water quality controls for this untreated impervious acres by payment of fee-in-lieu.
