The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate area of 0.145 acres and is located west of the intersection of Martin Luther King Boulevard and West Pratt Street. The project will consist of 1 five-story building with commercial retail on the first floor and residential apartments on above floors with associated rear parking and access from Dover Street. 

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver. 

AND

The Applicant will satisfy the remaining water quality, ground water recharge, overbank flood, and extreme flood protection controls by a payment of fee-in-lieu of on-site storm water management. The fee will consider 0.08 Ac for water quality and 0.048 ac for all remaining controls of this project.
