Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate area of 4.93 acres and is located on the west side of Dundalk Ave between Holabird Ave and Hartwait St. The project will consist of construction of 23 new townhomes apartments, 3 midrise apartment buildings/parking garages with some retail space, extending Manor Ave to Hartwait St and extending Eastbourne Ave to Dundalk Ave.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area of the site is more than 40% of the total area of the site, and Environmental Site Design (ESD) is being provided to the Maximum Extent Practicable (MEP).  The project will provide water quality controls to satisfy the requirements of this waiver for 2.2 ac of this project.
