The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate Limit of Disturbance (LOD) of 0.36 acres and is located at the southeast intersection of S. Hanover Street and W. Clement Street. The project will consist of: 1) demolition of a church and attached residences, 2.) erection of ten (10) four-story townhomes, 3) installation of public and private utilities, and 4.) right-of-way maintenance work.   

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide water quality controls to satisfy the requirements of this waiver for 0.253 ac of this project. 

The Applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code.  The Applicant has demonstrated that the 0.101 ac of the project will return the disturbed area to a predevelopment runoff condition. The applicant will not be required to provide qualitative control controls for 0.101 ac of this project.
