Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project need not comply with the requirements of the State’s Design Manual for quantity control.

Project Description: The project has an approximate area of 0.55 acres and is located at the 400 N Duncan and 500 N Madeira Streets, between Orleans St and McElderry St.  The project will consist of the removal of all rubble, trash, and debris within the limits of disturbance; aeration and amendment of site soils; planting with a mix of grass turf, native trees and shrubs, and perennial gardens; installation of bollards along property boundaries to prevent illegal dumping; installation of stone gathering area for community space; and environmentally-sensitive stormwater runoff management.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide water quality control and an impervious area reduction to satisfy the requirements of this waiver for 0.24 ac of impervious on this project.
