The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project need not comply with the requirements of the State’s Design Manual for quantity control.

Project Description: The project has an approximate area of 0.795 acres and is located South at the intersection of South Central Ave, Fleet Street, and South Eden Street. The project will consist of 8 levels of hotel, parking deck, swimming pool, meeting rooms, fitness center, and retail spaces at the ground level.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls (ESD) and impervious area reduction through the application of Green Roof on the 3rd, 4th, and penthouse level to satisfy the requirements of this waiver for 0.795 acres of this project.
