Application for Redevelopment Waiver: 34-40 RANDALL STREET LOT SUBDIVISION AND CONSTRUCTION OF NEW FIVE TOWNHOMES

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project need not comply with the requirements of the State’s Design Manual for quantity control.

Project Description: The project has an approximate area of 0.165 acres and is located SOUTH at the intersection of East Randall Street and Marshall Street.

The project will consist of DEMOLITION OF AN EXISTING WAREHOUSE AND REPLACEMENT WITH FIVE NEW TOWNHOMES FRONTING MARSHALL STREET, AN ALLEY BEHIND THE TOWNHOMES AND RECONSTRUCTION OF THE EXISTING SIDEWALKS SURROUNDING THE TOWNHOMES.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide 0.004 acres of impervious area reduction and 0.0487 acres of green roof to satisfy the requirements of this waiver for 0.165 ac of this project.
