Application for Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a waiver to the Baltimore City Stormwater Management Ordinance 10-277. The applicant must provide Stormwater management for the proposed project whether or not the waiver is granted.

Applicant: My Son Development LLC, 1552 Fairview Beach Road, Pasadena, MD 21122

Project Description: The project site has an area of 0.358 acres and currently has existing buildings and open gravel lot. The proposal is to develop a five-story building. The majority of the first floor will be a parking garage, with a small office space and lobby. The upper four floors will be office space. Access to the site is from North Washington Street and an alleyway which connects to Jefferson Street.

The project meets the requirements of the 2010 Baltimore City Stormwater Management Ordinance by implementing environmental site design practices to the maximum extent practicable with a proposed 4” thick Green Roof and reduction of impervious area for a combined area of at least 50% of the site’s existing impervious area within the limits of disturbance.

The Applicant is requesting a Redevelopment Waiver in accordance with Section 23-7(C)(3) of the Baltimore City Code. The Applicant has demonstrated through engineering studies that Environmental Site Design has been implemented to the maximum extent practicable.
