Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a Redevelopment Waiver. The applicant has provided stormwater management for the proposed project whether or not the waiver is granted. The applicant is requesting a Redevelopment Waiver in accordance with Subtitle 23-7(c)(1) of the Baltimore City Code.

Applicant: Two Farms, Inc., 3611 Roland Avenue, Baltimore, MD 21211

Project Description: The area proposed for construction is 2.71 acres and is currently all gravel parking for an assortment of industrial and service businesses in what is referred to as CityLine Business Park. The proposed Royal Farms Store development consists of demolishing three existing buildings and improvements and then installing the proposed 5,125 s.f. convenience store with 8 gasoline & 4 diesel pumps & 50 parking spaces and their associated improvements. The project meets the requirements of the 2010 Baltimore City Stormwater Management Ordinance by implementing environmental site design to the maximum extent practicable. A reduction in impervious area is provided, with the remaining SWM requirements addressed with 2 micro-bioretention facilities.
