The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a quantitative control waiver.

Project Description:

The project has an approximate area of 3.24 acres and is located in South Baltimore. The site is bound by Key Highway to the north and east, Lawrence Street to the west, and Fort Avenue to the south. The project will consist of 9-story residential mixed use building with retail on the ground floor and ninth floor, and apartments on floors 3 through 8.

The Applicant is requesting a Quantitative Control Waiver in accordance with Article 7, §23-1 of the City Code. The Applicant has demonstrated that 3.24 acres of the project has a direct, concentrated discharge of stormwater to tidal waters. The applicant will not be required to provide qualitative control controls for 3.24 acres of this project.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls in the form of stormwater treatment facilities to satisfy the requirements of this waiver for 2.03 impervious acres of this project.
