Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description:

The project has an approximate area of 0.77 acres and is located within the central portion of Druid Hills Park within the Zoo on the Historic Main Valley adjacent to Masion House Drive.]. The project will consist of removal of the historic snow owl exhibit, installation of a new Red Panda Exhibit with habitat space and exhibit building, retaining walls, realignment if the main valley path, and associated utility service and SWM improvements. 

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls to satisfy the requirements of this waiver for 0.16 ac. of this project.

The Applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code. The Applicant has demonstrated that the 0.03 ac. of the project will return the disturbed area to a predevelopment runoff condition. The applicant will not be required to provide qualitative control controls for 0.03 ac. of this project.
