Application for Redevelopment and Qualitative Control Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a qualitative control and quantitative control waivers.

Project Description: The project has an approximate area of 11.74 acres and is located north of Broening Highway, east of Colgate Creek, and west of Edgewater Street. The project will consist of brownfield remediation of a historic industrial property.

The Applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code.  The Applicant has demonstrated that the 1.34 ac of the project will return the disturbed area to a predevelopment runoff condition. The applicant will not be required to provide qualitative control controls for 1.34 ac of this project.

The Applicant is also requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide impervious area reduction to satisfy the requirements of this waiver for 1.34 ac of this project.
