Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate area of 0.518 acres and is located on the south side of Key Highway between Woodall and Stevenson Streets. The project will consist of; 1) construction of a multi-story (3 and 9 stories) commercial building and 2 story parking garage 2) installation of a stormwater management green roof on top of the proposed parking garage, 3) installation of utilities, 4) right-of-way maintenance.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide water quality controls through the use of a green roof to satisfy the requirements of this waiver for 0.172 acres of this project. 

The Applicant will satisfy the remaining water quality controls for this project by payment of fee-in-lieu of for 0.147 acres of this project.
