Application for Redevelopment and Water Quality Waivers

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate area of 1.72 acres and is located on the Northwest side at the intersection of Park Heights Avenue and Rosewood Avenue. The project will consist of a four story apartment building with management offices, parking, sidewalks, and Stormwater management facilities. 

The Applicant is requesting a redevelopment waiver for site development in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide water quality controls, to satisfy the requirements of this waiver for 1.67 ac of this project. 

The Applicant is requesting a qualitative control waiver for storm drain construction in accordance with Article 7, Division II, §23-2 of the City Code.  The Applicant has demonstrated that the 0.05 ac. of the project will return the disturbed area to a predevelopment runoff condition. The applicant will not be required to provide qualitative control controls for 0.05 ac. of this project.
