The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project need not comply with the requirements of the State’s Design Manual for quantity control.

Project Description: The Topgolf Development project site is located at 301 Stockholm Street in Baltimore, Maryland. The Site consists of two properties with total area of approximately 6.33 acres within a property bound by Stockholm Street to the north-northeast, a right-of-way for the elevated MTA Light Rail line to the east-southeast, the Middle Branch estuary of the Patapsco River to the south-southwest, and Warner Street to the west-northwest. It is a redevelopment of an existing building, parking lot and wetlands. The proposed limits of disturbance (LOD) is 6.45 acres.
The proposed redevelopment will be a vehicular drop-off area, building and a commercial golf entertainment facility. Parking will be provided off-site. Included in this project are hardscape improvements (sidewalks, car pick up/drop off and landscape) and utility infrastructure.
The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide Off-Site Tree Planting to satisfy the requirements of this waiver for 3.41 ac of stormwater treatment for this project.
