Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate area of 1.23 acres and is located along N. Warwick Ave, south of the nearest intersection of W. Franklin Street and N. Warwick Ave. The project will consist of a 5-story, multi-family dwelling apartment, underground parking area, and associated site features. These features include, but are not limited to, asphalt paving, concrete sidewalks, landscaping, utilities, and stormwater management facilities.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide water quality controls and reduction in impervious area to satisfy the requirements of this waiver for 1.23 ac of this project.
