Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project need not comply with the requirements of the State’s Design Manual for quantity control.

Project Description: The subject property is located at 6512 Reisterstown Road within the Reisterstown Plaza Shopping Center at the intersection of Reisterstown Road and Patterson Avenue.  The total property has an approximate area of 50.05 acres, of which approximately 2.52 acres are being disturbed by the proposed project.   The project will consist of demolition of approximately 80,000 square feet of the existing mall structure and retrofitting approximately 45,000 square feet of the existing building.  Additional improvements include construction of a service/loading area and the creation of additional landscaping and amenity areas.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide an impervious area reduction of approximately 1.49 acres, or 59%, to satisfy the requirements of this waiver for 0.97 ac of impervious area on this project.
