Project Description:

The project has an approximate area of 2.15 acres and is located north east at the intersection of South Highland Ave and Cardiff Ave. The project will consist of an 8 story building that includes a parking garage and expansion of the existing athletic club.

The Applicant has demonstrated that 2.15 ac of the project directly discharges to a public storm system that can accommodate the anticipated stormwater flows from the project site without downstream flooding or stream-bank erosion. The applicant will not be required to provide quantitative control for 2.15 ac of this project.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls to satisfy the requirements of this waiver for 1.28 ac of this project.
