Application for Phased Development Waiver: ORCHARD RIDGE RENTAL PHASE V

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a phased development waiver. If granted, the project will be granted waivers for qualitative and quantitative control based on the stormwater system constructed prior to May 4, 2010.

Project Description:

The 3.62 Acre site is Phase V of the Orchard Ridge neighborhood located in northeast Baltimore City. The site is located on a portion of Sinclair Lane, Strawberry Field Lane, Friar Field Run, and Orchard Ridge Boulevard. This phase of development will consist of 13 new 2 and 3 story residential buildings. All of the public roads, public utilities, and storm drain were previously installed by the Department of Transportation during an earlier phase of the development.

The Applicant is requesting a phased development waiver in accordance with Article 7, §23-5 of the City Code. The project conforms to an existing stormwater management master plan, previously approved by this Division.
