Application for Qualitative Control and Redevelopment Waivers: Allied Building Products

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description:

The project has an approximate area of 0.27 acres and is located northwest of the Interstate 95 and Maryland 151 (N. North Point Blvd, just east of the City Limits). The project will consist of 1-story, 4,069 square foot showroom/office with the associated parking and infrastructure.

The Applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code. The Applicant has demonstrated that the 0.16 ac of the project will return the disturbed area to a predevelopment runoff condition. The applicant will not be required to provide qualitative control controls for 0.16 ac of this project.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The Applicant will satisfy the water quality controls requirements for this project by a payment of fee-in-lieu of on-site stormwater management for 0.055 ac of this project.
