Application for Redevelopment Waiver: Mixed Use Development

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description:

The project has an approximate area of 1.38 acres and is located northwest of the intersection of W. Franklin Street and Park Avenue. The project will consist of a new mid-rise building with residential units, ancillary ground floor retail space and limited structured parking.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls and impervious area reduction to satisfy the requirements of this waiver for 0.57 ac of this project.
