The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for redevelopment waiver. If granted, the project need not comply with the requirements of the State’s Design Manual for quality control.

Project Description:

The project has an approximate area of 2.54 acres and is located south of West 32nd Street between Elm Avenue and Crittenton Place. The project will consist of 19 townhomes and an apartment building with associated parking.

The Applicant is requesting a Quantitative Control Waiver in accordance with Article 7, §23-1 of the City Code. The Applicant has demonstrated that the 4% increase in the 10 year discharge can be carried by the receiving stormdrain system. The applicant will not be required to provide qualitative control controls for .27 acre net increase in impervious area for this project.

The applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for the waiver. The project will provide both water quality controls and reductions in impervious areas to satisfy the requirements of this waiver for 0.69 existing impervious acres of this project.
