Application for Phased and Redevelopment Development Waiver: CHESAPEAKE COMMERCE CENTER - PARCEL C

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a Phased Development Stormwater Waiver. If granted, the waiver would allow construction of this project to be governed by the rules and requirements that were in place prior to Baltimore City Council’s adoption of Ordinance 10-277. The applicant must provide stormwater management for the proposed project whether or not the waiver is granted.

Project Description:

The project has an approximate area of 13.41 acres and is located south of Holabird Avenue at Quail Street. The project will consist of building and parking lot construction as part of the second phase of site development. The construction includes installing sediment and erosion control; building and pavement construction; installing utilities and stormwater management facilities.

The Applicant is requesting a phased development waiver in accordance with Article 7, §23-5 of the City Code. The project conforms to an existing stormwater management master plan, previously approved by this Division.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls to satisfy the requirements of this waiver for 0.51 ac of this project.
