Application for Phase Development Waiver and Redevelopment Waiver: Chesapeake Commerce Center -Project Rook

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project need not comply with the requirements of the State’s Design Manual for quantity control.

Project Description:

The project has an approximate area of 26.26 acres and is located 500 feet west at the intersection of Holabird Avenue and Broening Highway. The project will consist of the construction and use of a new building with associated parking for shipping and receiving contained on the site.

The Applicant is requesting a phased development waiver in accordance with Article 7, §23-5 of the City Code. The project conforms to an existing stormwater management master plan, previously approved by this Division.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality using pre-treatment and in ground water quality devices as well as in-ground water detention pipe systems to satisfy the requirements of this waiver for 9.83 acres for this project.
