Project Description:

The site has an area of 3.21 acres and currently has 2 existing residential buildings with a total of 51 apartment units. The proposal is to construct 2 new residential buildings for a combined total of 75 apartment units. Access to the site is from Woodland Avenue and Greenspring Avenue.

The project meets the requirements of the 2010 Baltimore City Stormwater Management Ordinance by implementing environmental site design practices to the maximum extent practicable. The proposed development meets Environmental Site Design and Stormwater Management quality and quantity requirements with an enhanced filter Micro-Bioretention facility and underground stone storage and control structure. Recharge requirements will be met through a 3” thick stone recharge field beneath the proposed enhanced filter Micro-Bioretention facility.

The Applicant has demonstrated that on-site water quality control is not practicable. The Applicant will satisfy the water quality controls for this project by payment of fee-in-lieu of on-site stormwater management for 0.019 ac of this project.
