Project Description:

The project has an approximate area of 0.93 impervious acres and is located west of the intersection of Wolfe Street and McElderry Street. The project will consist of pedestrian pavement and roadway improvements, storm drainage improvements, site lighting, and water proofing improvements to an underground patient tunnel.

The Applicant is requesting a Redevelopment Waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for the Redevelopment waiver. The project will provide water quality controls in the form of green roof to satisfy the requirements of this waiver for 0.43 impervious acre of this project. The Applicant has demonstrated that providing on-site water quality control for the entire impervious area is not practicable. The Applicant will satisfy the remaining water quality controls for this project by payment of fee-in-lieu of on-site stormwater management for 0.07 ac of this project.
