The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver and variance. If granted, the project need not comply with the requirements of the State’s Design Manual for quantity control.

Project Description: The project has an approximate area of 1.0 acres and is located along the north side of Mason Lord Drive east of Bay view Boulevard. The project will consist of the construction of a 1 story addition to the existing BMO building.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide an a Green Roof (11,100 Square feet, or 0.26 acre) to satisfy the requirements of this waiver for 0.55 acre of impervious area for this project.

The Applicant is requesting a variance in accordance with Subtitle 23-1 to satisfy the remaining approximately 0.05 acre (1,968 Square feet) of impervious area that is required to be treated but in unable to drain to the ESD facilities provided. Further the variance request that recharge volume be waived for the approximately 0.05 acre (2,178 square feet) due to lack of infiltratable soils and a suitable location for recharge on site.
