Application for Redevelopment Waiver: MANOR SOUTH

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project need not comply with the requirements of the State’s Design Manual for quantity control.

Project Description: The project has an approximate area of 9.40 acres and is located on the west side of Park Heights Avenue at the intersection of Park Heights with Fords Lane and Strathmore Avenue. The project will consist of a four story 90 unit Senior Housing building with associated parking as well as a new parking lot on the existing Bnos Yisroel site.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide a green roof and submerged gravel wetland to satisfy the requirements of this waiver for 2.4 acres of impervious area within the project.
