Application for Redevelopment Waiver, Quantity Waiver and Variance
The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver and variance. If granted, the project need not comply with the requirements of the State’s Design Manual for quality and quantity control.

Project Description: The project has an approximate area of 2.3 acres and is located northeast at the intersection of Wolf St and Fayette St. The project will consist of a temporary (approximately 3 years maximum) parking lot.
The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver.
The Applicant has demonstrated that on-site water quantity control for 0.2 ac of this project is not practicable. The Applicant will satisfy the water quantity controls for this project by payment of fee-in-lieu of on-site stormwater management for 0.2 ac of this project.
The Applicant is requesting a Variance in accordance with Article 7 §24-1 of the City Code. The work being done under this project is a short term (3-years) condition and is not the Permanent Build-out condition. All SWM requirements will be met with the future Build-out.
