Application for Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for administrative waiver. If granted, the administrative waiver would allow construction of this project to be governed by the rules and requirements that were in place prior to the Baltimore City Council’s adoption of Ordinance 10-277 on May 3, 2010. The applicant must provide stormwater management for the proposed project whether or not the waiver is granted.

Applicant: Cavalier Capital Management, LLC, 1023 Cathedral Street, Baltimore, MD 21201
Project Description: The project will consist of the completion of construction of six (6) residential townhouses with garages. The entire subdivision consists of ten (10) units, four (4) of which were constructed in 2007. The entire site area is 0.85 acres. A paved parking lot and Stormwater Management Facility for water quality (bio-retention) and water quantity (extended detention) were also installed in 2007. The area proposed for construction will create a disturbed area of 10,000 SF or 0.23 acres. The disturbed area is currently vacant. The existing Stormwater Management Facility has been accepted by Baltimore City as being in compliance with the design specifications. The Facility is considered As-Built. The project meets the requirements of the 2010 Baltimore City Stormwater Management Ordinance by implementing environmental site design practices to the maximum extent practicable .
In order to meet the requirements of the 2010 Baltimore City SWM Ordinance for the proposed improvements, the Applicant is requesting an Administrative Waiver in accordance with Section 23-8 (B) (1) & (2).
