Application for Redevelopment Waiver
The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a Redevelopment waiver. The applicant must provide stormwater management for the proposed project whether or not the waiver is granted.
Applicant: School House Properties, LLC., 1820 Lancaster Street, Baltimore, MD 21231
Project Description: The Project site has an area of approximately 20,400 square feet or 0.47 acre. School House Properties, LLC is proposing to construct 19 townhouses, and associated parking pads, bike racks, a private alley, various utilities, and a community garden. Additional site improvements, including rehabilitation and adaptation of the existing site, are proposed as well. Based on the existing land use and existing impervious area coverage, this project qualifies as redevelopment.
The Applicant is requesting a Redevelopment Waiver in accordance with Section 23-7(C)(3) of the City Code. The proposed project will reduce the existing impervious surface by 25 percent; however, the project is unable to implement environmental site design practices to the maximum extent practicable and reduce impervious area for a combined area of at least 50% of the site’s existing impervious area within the limits of disturbance. Therefore, an alternative method of a payment of an offset fee will be employed. This offset fee will be managed by the Surface Water Management Division and will be dedicated for stormwater management within the same watershed as the proposed project.
