Application for Redevelopment Waiver
The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate Limit of Disturbance of 1.41 acres and is bordered by Tioga Parkway, Gwynns Falls Parkway and Liberty Heights Avenue. The project will consist of demolition of a portion of the existing surface parking lot and part of the existing commercial building in order to suite the current tenet and offer an updated exterior store frontage. Included with the exterior renovation will be minor grading, utility work, landscape work and roadway realignment.
The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver (greater than 40% of Limit of Disturbance). The project will provide water quality measures to satisfy the requirements of this waiver for 0.22 acres of impervious.
