Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate area of 0.18 acres and is located at the intersection of Light Street, East Ostend Street, & Marshall Street. The project will consist of the demolition of an existing multi storied building and the construction of a three story apartment building with 1^st floor retail space fronting Light Street and 1^st floor parking garage fronting Marshall Street. 

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The Applicant will satisfy the remaining water quality controls for this project by payment of fee-in-lieu of on-site stormwater management for 0.09 ac of this project.
