Project Description:

The project has an approximate area of three (3) acres and is located at the southeast quadrant of the intersection of South Charles Street and East Lee Street. The project will consist of the demolition of an existing building and the construction of a new multi-story apartment building, underground parking garage, and landscape and utility improvements.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The Applicant is also requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code. The project will provide water quality controls and impervious area reduction to satisfy 0.33 acres. The Applicant will satisfy the remaining water quality controls for this project by payment of fee-in-lieu of on-site stormwater management for 1.07 acres this project.
