Application for Qualitative and Redevelopment Control Waivers: 414 Light Street

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a quantitative, qualitative, and redevelopment waiver.

Project Description:

The project has an approximate limit of disturbance of 2.1 acres and is between the intersection of Light Street and East Conway Street and the intersection of Light Street and East Barre Street. The project consists of construction of a new high rise structure, redevelopment of East Barre Street, and various sidewalk and landscaping improvements.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls, impervious area reduction to satisfy the requirements of this waiver for 0.32 ac of this project.

The Applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code. The Applicant has demonstrated that on-site water quality control is not practicable. The Applicant will satisfy the water quality controls for this project by payment of fee-in-lieu of on-site stormwater management for 0.67 ac of this project.
