Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate area of 4.42 acres and is located on the eastern side of South Haven Street, between Boston Street & O’Donnell Street. The project will consist of relocating a product recovery system, which should function as a means to remove petroleum product that has impacted the soils of the subject project parcel.  Proposed redevelopment includes: constructing a new recovered product storage system, constructing a new loading/unloading system, connecting the new terminal systems to the existing product recovery system, pre-fabricated maintenance/compressor building, pre-fabricated office building with conference room, drum and used equipment concrete pads, a paved 20-spot parking lot, three (3) microbioretention areas for stormwater management, a loading/unloading area for product delivery and off-site transportation, and paved internal roads for vehicle and pedestrian traffic, as well as associated electrical and mechanical work. 

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide water quality controls to satisfy the requirements of this waiver for 4.42 ac of this project.
