Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate combined land area of 0.49 acres and is located in the Riverside neighborhood of South Baltimore. The project proposes a 5-story residential apartment building with a roof terrace on portion of the fifth floor and sixth floor stair tower to access mechanical equipment at 1430 Lawrence Street, as well as renovations to the three (3) existing townhomes along Fort Avenue. This project also includes utility improvements associated with the new building and renovated townhomes as well as new hardscaping and landscaping will be implemented in the public right of way along Harvey Street, Lawrence Street and Fort Avenue.   

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The Applicant will satisfy the water quality controls for this project by payment of fee-in-lieu of on-site stormwater management for 0.33 ac of this project.
