Application for Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for a redevelopment waiver. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual.

Project Description: The project has an approximate stormwater management study area of 0.40 acres and is located in the Carroll-Camden neighborhood of Baltimore City, at the end of Ridgely Street, at the northwest intersection of Bush Street and Russell Street. The project will consist of redevelopment of the existing paved parking lot to provide stormwater management features for water quality improvement, and to decrease impervious area on site.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code.  The existing impervious area coverage meets the conditions for this waiver.  The project will provide impervious area reduction of approximately 7,800 square feet, and water quality treatment to approximately 4,100 square feet of remaining impervious area to satisfy the requirements of this waiver.  Implementation of stormwater management practices includes five Filterra tree boxes and a 258 sq. ft. micro-bioretention facility constructed to treat stormwater runoff.
